Buying a home is about much more than finding a house you like. It’s understanding the process, knowing what questions to ask, exploring your options, and thinking about how a home will actually fit the way you want to live. I know how overwhelming that can feel — especially when you’re buying your first home or considering new construction. I’ve built two semi-custom homes myself, and I learned some important lessons along the way. Those experiences are one of the reasons I care so much about helping buyers understand what happens beyond the model home, beyond the floor plan, and beyond the excitement of finding a house.

Questions Buyers

Should I wait for interest rates to come down before I buy?

This is probably the most timely anxiety question. We can explain that nobody can reliably predict rates and help buyers think about affordability rather than trying to time the market.

Charlene's Take:

A lower interest rate doesn't automatically mean a better buying opportunity. I would rather help you understand all the numbers and your options so you can make an informed decision—not a rushed one.

How do I know if I'm actually ready to buy a home?

Perfect for your nervous first-time buyer. “Ready” isn't simply having a down payment or wanting a house.

There’s no perfect checklist for “ready.” I’d rather help you look at the whole picture so you can move forward when it feels right for you.

Should I talk to a lender even if I'm not ready to buy yet?

Directly attacks one of the misconceptions you told me you hear. This is an excellent education question.

I’d rather you have information early than discover something unexpected when you find a home you love. A conversation now can give you time and options later.

How much money do I really need to buy my first home?

Lets us discuss down payment, closing costs, reserves and the fact that 20% down isn't universally required. It also creates an opportunity to mention that assistance programs may exist depending on eligibility rather than promising that everyone qualifies.

I’d rather you have information early than discover something unexpected when you find a home you love. A conversation now can give you time and options later.

Do I need my own real estate agent when buying a home?

Yes—I definitely want this one. But the answer should educate buyers about representation rather than sound like an advertisement for you.

My job isn’t to sell you just any house. I want to listen, understand what matters to you, and help you find a home that actually fits the way you want to live.

Is new construction a better choice than a resale home?

This is extremely aligned with your niche. The answer is: neither is automatically “better.” It depends on priorities, budget, timeline, location and how the buyer wants to live.

I love new construction, but that doesn’t mean I think it’s right for everyone. The better choice is the one that fits you, your budget, your priorities and your life.

Do I need my own agent if I'm buying from a builder?

The sales representative at the model home represents the builder. Your own agent can help you understand the builder process, contracts, options, timelines and questions you may not even know to ask.

I’ve personally built two semi-custom homes—and I made mistakes along the way. That experience is one reason I’m so passionate about helping buyers understand what happens beyond the model home.

If I'm buying a brand-new home, do I still need an inspection?

I recommend buyers consider an independent inspection, even with new construction. Brand-new doesn’t necessarily mean perfect. Items can still need attention, and some changes—like settling, small cracks or nail pops—can happen as a new home settles.

An inspection isn’t about looking for reasons to be afraid of the house. It’s about understanding what you’re buying, knowing what deserves attention, and going into homeownership with your eyes open.

What should I look at besides the house itself when choosing where to live in Greenville?

This is the one I especially want because it's your philosophy. It opens the conversation about commute, community, lot, future development, lifestyle, location, maintenance, amenities and whether the home actually fits the life they're building.

This is a big one for me. You’re not just buying a house—you’re choosing where your life is going to happen. I want to help you find the home and the place that fits the life you want to build.

There’s more to new construction

than the model home.

Model homes are designed to inspire you—but buying or building a new home involves a lot more than choosing the finishes you love. Beyond the Model Home is where I share the things I wish I had understood when I built my own homes: builder processes, upgrades, inspections, timelines, warranties, what happens after closing, and the little details buyers don't always know to ask about. My goal is to help you look beyond the beautiful model and understand what owning the home may actually be like.
