During a recent day of touring new construction communities, I visited the same floor plan in two different Upstate South Carolina locations. One community was in Fountain Inn, SC and the other was in Gray Court, SC. As I compared the two homes, something immediately stood out.
The homes were essentially the same.
The layout was the same. The features were the same. The overall design was the same.
What wasn't the same was the starting price.
The home in Fountain Inn started around $394,000, while the same home in Gray Court started around $313,000. That's a difference of about $81,000, even though the communities are only about ten miles apart.
It reminded me that one of the biggest factors affecting the price of a home isn't always the house itself. Sometimes it's simply where the house is located.

When buyers begin looking at new construction, it's easy to compare square footage, kitchens, or upgrades.
What can be harder to recognize is how location affects price.
Sometimes moving just a little farther from Greenville opens the door to the exact same floor plan at a significantly different price point.
That doesn't automatically make one location better than another.
Instead, it raises an important question:
What matters most to the life you're trying to build?
For some buyers, being closer to Greenville may be worth the additional cost because it shortens a daily commute or places them closer to places they visit regularly.
For others, a slightly longer drive may be an easy tradeoff if it means staying comfortably within budget or having more flexibility for future upgrades.

While comparing these two communities, I wasn't only looking at the homes.
I was looking at everything around them.
I walked available lots.
I looked at where the homes backed up.
